Analysis and Strategy: By providing recommendations for the best "bang-for-your buck" updates and staging* we can minimizing your property's time on the market, while maximizing its sale price... in a smooth, worry-free experience.

* If applicable for your specific property. Staging applies to homeowners living in the property.  I will have a stager help to maximize your homes appeal using your own furniture and decorations.

Step 1- The Search

Customize an Online Search just for you!  Give me your wish list for your new home.

  • Search online at your leisure through the Website.

  • Request an MLSSAZ Portal - save your favorite listings, make notes, and ask me questions directly!   

  • Go View Homes in Person - This is the BEST part... I highly recommend you view your home in person prior to making an offer.                                                 

Step 2-EDUCATION

Education is KEY to understanding the Home Buying Process.   I will be with you every step of the way to answer questions and educate you on the process​

Purchasing Power:

1. Purchasing with Cash: 

If you are planning to purchase your next property with cash, you are required per Arizona Residential Purchase Contract to provide a proof of funds at the time of your offer.                     

2. Financing a Home: 

If you are planning to utilize Financing for the purchase of your home - you will be required per Arizona Residential Purchase Contract to provide a pre-qualification form at the time of your offer.                               -

Where do you get a pre-qualification from?

  • Contact the Lender of your choice 

  • Fill out an application

  • Provide financial documentation

  • If you do not have a trusted Lender- I will be happy to refer you.                                                       

3. Arizona Residential Purchase Contract and Real Estate Terminology:

I will go over the contract with you in depth, provide documents explaining the process, and answer your questions. It is important you understand the terminology and timelines of a contract as they will directly affect the success of your transaction.  

4. Current Real Estate Market

The Real Estate Market is constantly changing.                                                            I will work with you to understand the supply and demand, pricing trends, and negotiation tactics that will help you become a successful Real Estate Homeowner.

Step 3- Negotiate

Negotiations at the beginning of the offer process will set the tone and dictate the timelines for the rest of the contractual agreement.  There is more to negotiate than JUST the price.  I will educate you on the different aspects of the contract and additional terms to consider.

1. Price 

 Price is NEGOTIABLE - however you should consider the state of your market prior to setting your price. Consult with your Real Estate Agent about current market conditions and request a comparable market analysis.

2. Closing Date 

When choosing your Close of Escrow Date consider the following:

- Your Personal Needs,  The Time Required to complete the Loan Process, How closing at the Beginning, Middle, End of a Month may affect both the Buyer AND the Seller.

3. Closing Costs 

Fees associated with the purchase of a home that are above and beyond the contractual sales price. These may include but are not limited to the following: Escrow fees, Recording Fees, Lender Fees, Taxes, Prepaids, Interest, Rate Lock fees, Appraisal fees, Inspection Fees, etc.

Closing costs affect BOTH the Buyer and the Seller.                                                      Request a cost estimate sheet so you may negotiate any additional costs needed for close of escrow.

​4. Inspection Period  

Per the Arizona Residential Purchase Contract- the Buyer has a *10 day inspection period (*or as negotiated) for inspecting a property for which they are under contract.  This is the Buyer's time to inspect ANY AND ALL aspects of concern.  

Examples: Home Inspection, Termite Inspection, Roof Inspection, Sewer Line Inspection, Mold Inspection, Pool Inspection, Electrical Inspection, Plumbing Inspection, Well Inspection, Survey, Insurance Quote, Structural Inspection, Septic Inspection, etc...        

5. Home Warranty 

The Buyer and Seller can negotiate a Home Warranty in a Residential Purchase Contract. 

Home Warranties are not the same as Homeowners Insurance; it is optional additional coverage and the Buyer OR the Seller can agree to pay the fee as negotiated.

​6. Additional Terms

Different Buyers and Sellers may have different contractual needs. 

In many instances, there are addenda that are created to address common specific needs.

Step 4-investigate

The time period that is commonly referred to as the "Inspection Period" is your time to Investigate ANY AND ALL items that are of material concern to you, the Buyer. These may include but are not limited to: Home Inspection, Termite Inspection, Roof Inspection, Sewer Line Inspection, Mold Inspection, Pool Inspection, Electrical Inspection, Plumbing Inspection, Well Inspection, Survey, Insurance Quote, Flood Zone, Schools, Crime Statistics, Transportation options, Permit Records, etc...  

  • Review the Seller Property Disclosure Statement and the Insurance Claims History - Per the AAR Residential Purchase Contract, the Seller shall deliver the above documents that disclose what they are aware of personally about the home.

  • The Arizona Buyer Advisory is an invaluable tool to you and we strongly encourage you to review if you are planning to purchase a home in the Southern Arizona area.
